Find the source, not the symptom
Water rarely enters where it appears. It tracks along the deck, follows a conduit, and shows up two bays away. Repair starts with diagnosis: we trace it back to the actual breach rather than smearing mastic over the nearest suspicious seam.
For active leaks we will get temporary dry-in on the roof the same day where weather and access allow, then return with a permanent repair and written record.
What the work includes
- Leak tracing from the interior symptom back to the roof-side source
- Emergency tarping and temporary dry-in for active water entry
- Seam welding and membrane patching on TPO, EPDM, and mod-bit
- Flashing rebuilds at parapets, curbs, vents, and equipment stands
- Drain and scupper clearing, re-sealing, and clamping ring repair
- Storm and wind damage repair with photographs for insurance
- Written report of what failed, what we did, and what to watch
Repair or replace?
We will say so if repair is throwing good money after bad. If the insulation is saturated across the field or the membrane has failed generally, patching buys a season at best. Where the deck and insulation are sound, a repair or restoration coating is the better spend.
